Traton gets nod on new development; Company to build 45 single-family homes on 10.25-acre Marietta site

MARIETTA – Even though it wasn’t the highest bidder, Traton Homes got the nod from the Marietta Housing Authority to buy the 10.25-acre Montgomery Park property, the former site of the 125-unit Lyman Homes public housing project.

The Authority’s board selected Traton Homes’ $1 million offer over John Wieland Homes in a unanimous vote last week. It is unknown how much Wieland bid, but it was more than $1 million.

Pete Waldrep, the Authority’s director of development, said the dollar amount was only part of the bid process.

“Traton can market 45 homes over the next year to 18 months,” Waldrep said about single-family detached homes of 2,000 to 3,000 square feet, selling for $250,000 to $280,000. “Wieland would take longer and had not built as many homes in the city of Marietta.”

Traton will get a head start on the subdivision at Montgomery and Cole streets: The Authority demolished the housing project in 2006 and got site plans approved by the City Council in 2007.

“When the economy went bad, we put them on hold,” Waldrep said. “We were going to develop the lot — the streets, the infrastructure. Traton’s going to use the plans we got approved — the site plan and the engineering plan. It’s all totally approved by the city.”

Authority Executive Director Ray Buday said the $1 million will go toward a future senior development, the location of which has not been determined, and for homeownership assistance.

“That’s how (the Authority) creates homeowners,” he said about its down payment assistance program.

City Councilman Anthony Coleman said the location of Montgomery Park, less than a mile from the Square, will be attractive to new homebuyers.

“It’s centrally located to downtown. It’s accessible to local businesses,” he said. “Churches will probably welcome the development because they can reach out to the community. I’m really excited about that. Marietta wants to see workforce people in homes that have school children in the neighborhood. It makes for a better community to have young business professionals there.”

Buday and Waldrep believe the homes will sell quickly.

“Traton built 60-plus homes in Rockford Commons, adjacent to Marietta High School, and sold them all,” Waldrep said.

Kimberly Garwood, Traton spokeswoman, said the company is ready to begin.

“We are absolutely thrilled and are looking forward to being a part of Montgomery Park,” she said.

It just goes to show that cronyism is alive and well. I guess if you want special treatment in Marietta just go up to the club and play some golf. The city should demand better than that!!!! What happened to the responsibity to the city there Pete???

Agree with you 1000%. I'm living in a Traton home, and would not wish it on anyone. Too many shortcuts taken in the name of the almighty $. Buyer beware.
